Much of Ottawa sits on Leda clay, the marine clay left behind by the Champlain Sea. It swells when wet and shrinks as it dries, and it can lose most of its strength when disturbed. Foundations on it move a little every year.
Add a climate that swings from about -35°C to +35°C, deep frost, and a spring melt that saturates the ground around every basement, and hairline cracks become wet cracks. Most calls come in March and April, when the snowbanks go and water finds the weak spot.
